Your holiday home is probably one of the best investments you can make, if you do not intend to stay there long term, an excellent way to cover the cost of the property is to consider either long or short term rentals. You can make a substantial income from your investment or simply just cover the annual costs associated with owning a foreign property.

On first entering into the property rentals business, you are obviously going to worry about getting a good return on your investment and be a bit anxious at the prospect of having strangers in your home making use of your possessions. It can therefore be tempting to furnish your property “on the cheap” in the hope of avoiding costly repairs and replacements.

However based on experience this is not a good idea, people generally expect good quality accommodation, a comfortable well equipped, “home from home” and are more likely to look after your property if they feel you have made them feel welcome, often something as simple as flowers on the table can help you achieve this.

Good quality furniture can be easily cleaned, washable covers help protect your suite from suntan oil, food or drink stains. Personal items such as books, vases and pictures should be on shelving high enough to avoid accidents with children. Certain items such as videos, microwaves and satellite television are now regarded as essential and should be bourn in mind when furnishing your property, the rates you are able to achieve are set by the standard of your furnishings and the location of your property.

Your kitchen must be fully equipped, ample cutlery for the maximum occupancy of the property, glass, china and cooking utensils, coffee pots, tea pots, juicer, iron and board and a washing machine should all be provided.

A poor quality mattress is enough to ruin anyone’s holiday, it is essential that all the beds have good quality mattresses, this includes sofa beds. All bedrooms should have sufficient wardrobes with hangars and drawer space.

There must always be sufficient laundry for the guests, a typical linen set consists of sheets, pillow cases, large towels, small towels, bath mats, tea towels and blankets for the winter. All apartments must have 3 sets of linen to cover change over days and midweek cleans where required.
